Our Story

A Legacy of Downtown Living Since 1963

Built in 1963 and originally christened "Carlton Towers," The Beacon on Third was advertised as an "ultra-modern luxury apartment" catering to residents seeking comfort, privacy, and the convenience of downtown living. The 183-unit building, designed by architect Howard L. Dutkin, A.I.A., and constructed by Frank J. Rooney, Inc., featured a distinctive Y-shaped configuration that maximized views and natural light.

As the tallest building in downtown St. Petersburg at the time, The Beacon became an iconic landmark. Through the decades, the building hosted a coffee shop, restaurant, beauty parlor, and currently houses a real estate agency.

In 2005, the building was converted to condominiums and renamed "The Beacon on Third." Today, it stands as a testament to mid-century architecture while offering modern amenities and conveniences for contemporary urban living.

Located in the heart of downtown St. Petersburg, The Beacon places residents steps away from the University of South Florida St. Petersburg campus, the Mahaffey Theater, vibrant restaurants, shopping, and nightlife that define the city's cultural renaissance.

Historic Carlton Towers

Beacon Heating & Cooling System

The Beacon uses a 2-pipe HVAC system, which uses the same piping alternately for hot water heating and chilled water cooling. This system, which originated in the 1960s as a cost-effective way to add air conditioning, performs a seasonal changeover where buildings are heated from fall to spring and cooled from spring to fall.

System Operation:
• The system switches to cooling when outdoor temperature is above 65°F
• The system switches to heating when outdoor temperature is below 65°F

Remarkably Low Utility Costs:
Enjoy a remarkably low electric bill, with the cost of heat and A/C included in your HOA fee.

Community Guidelines

Important information for residents and guests

Occupancy

Except for occasional guests, occupancy may not exceed 2 persons in a studio or 1-bedroom unit and 4 persons in a 2-bedroom unit.

Guests

Residents are responsible for the actions of their guests at all times within the building and common areas.

Security

All doors must be closed and locked at all times. Verify unknown persons have a FOB before allowing entry. Security is on-site nightly, seven days per week.

Pets

Maximum of 2 pets per unit with a combined weight of 50 pounds. Dogs must be registered with management, kept on leash in all public areas, may not enter common areas except when passing through the front lobby, may not be left unattended on balconies. Owners are responsible for sanitarily disposing of all pet waste.

Smoking

Smoking is prohibited by state law in all enclosed common areas, and by the Association in stairways and open hallways. Cigarette and cigar butts/ash must not be thrown from any balcony. Receptacles are provided at each entrance.

Trash Disposal

Use medium-size bags and push completely down the chute, ensuring the chute door is closed. Larger trash items must be carried to the dumpster and may not be left in the garbage chute room.

Balconies

Nothing may fall or be thrown from any window, door, or balcony. Water drainage from balconies is not allowed. Only plants may extend higher than the railing. Be considerate of neighbors—avoid loud voices, music, or TV. No loud conversations or music on balconies after 11pm. Wind chimes are not permitted.

Disturbances & Complaints

For excessive pet barking (10 minutes or more), notify Security or Management. For other disturbances, contact Security, Management, or Police as appropriate.
